The Real Estate Market in Sofia in 2026

Разбира се — ето пълния превод на английски, като запазвам професионалния стил на статията и терминологията, подходяща за сайт на агенция за недвижими имоти: A New Balance Between Buyers and Sellers The Sofia real estate market is entering a new phase in 2026. After several years of strong demand, rapidly rising prices, and a clear advantage for sellers, we are now seeing the market gradually move towards a more balanced environment. This does not mean that property prices are collapsing or that interest in real estate is disappearing. Quite the opposite — high-quality properties remain in demand, while well-developed projects continue to maintain strong price levels. What is changing, however, is the behaviour of market participants. Buyers are becoming better informed, more cautious, and more demanding. Sellers need to be more realistic when setting their asking prices. At the same time, real estate agencies and brokers are expected to provide an increasingly higher level of service if they want to achieve strong results for their clients. From a Seller’s Market to a More Balanced Market Over the past few years, sellers largely dictated the rules of the market. Strong demand allowed many property owners to set high asking prices and still attract considerable interest. In 2026, this situation is gradually changing. The number of properties available on the market is increasing, giving buyers more choice. Purchasing decisions are less frequently made after a single viewing. Instead, buyers are increasingly comparing several similar properties, analysing the price per square metre, construction quality, the condition of the building, potential renovation costs, and the long-term potential of the property. This gives buyers a stronger position during negotiations. However, we still cannot categorically describe the current environment as a “buyer’s market.” Rather, in 2026 we are witnessing a transition towards a more balanced market, where accurate pricing is becoming increasingly important. Overpriced Properties Are Facing Growing Resistance One of the most visible changes is the way buyers respond to asking prices. Until recently, it was relatively common for property owners to base their asking price on the highest-priced comparable property in the neighbourhood — and sometimes add an additional percentage simply to leave “room for negotiation.” This approach is becoming increasingly difficult to sustain. Buyers now have access to more information and can compare competing properties much more easily. When a property is significantly overpriced compared with similar listings, it may remain on the market for months. At this point, it is important to distinguish between a discount and a correction of an inaccurately set asking price . If a property is listed at €320,000 but its realistic market value is approximately €290,000–€300,000, and it is eventually sold within that range, it is difficult to describe the difference as a genuine discount. Rather, the market has corrected the seller’s initial expectations. For high-quality properties that are accurately priced, the potential for significant discounts remains limited. With overpriced properties, however, buyers are increasingly able to negotiate substantial price adjustments. Will Property Prices in Sofia Fall? This is probably one of the most frequently asked questions in 2026. A slower market does not necessarily mean falling property prices. Sofia continues to benefit from a number of factors that support real estate values — limited supply in certain areas, the continued development of the city, income levels, access to bank financing and, importantly, the steadily increasing cost of delivering high-quality new construction. The price of a newly built apartment is not determined solely by how much an investor would like to charge. Behind that price are the cost of land, architectural and engineering design, construction materials, labour, infrastructure, administrative procedures, financing, marketing, and numerous other expenses. For this reason, high-quality new construction has a certain underlying cost level below which developers have limited room to sell. In our view, the more likely scenario is not a dramatic decline across the entire market, but rather more moderate price growth combined with an increasingly significant gap between high-quality and compromised properties. There Is No Longer One Single “Sofia Property Market” This is perhaps one of the most important trends in 2026. A newly built apartment in a high-quality development cannot be placed in the same category as an older property after a complete renovation, a panel-built apartment requiring full refurbishment, a luxury residence, or a property in a compromised location. Each of these market segments is beginning to behave differently. A high-quality property in a good location continues to attract demand. An accurately priced property finds its buyer. An overpriced property remains on the market. This means that the average price per square metre is becoming an increasingly insufficient indicator of the true value of an individual property. Two apartments of the same size, even within the same neighbourhood, may have substantially different values depending on the building, floor, orientation, condition, layout, parking availability, surrounding infrastructure, and quality of construction. In 2026, buyers are increasingly willing to pay a premium for quality , but are becoming less willing to pay a high price simply because a property happens to be located in Sofia. The Role of the Real Estate Broker Is Changing The new market environment also requires a new approach from real estate agencies. The traditional model of: photos → listing → property portal → phone call → viewing is no longer enough. The successful sale of a property should begin long before the listing is published. It requires an accurate market valuation, analysis of competing properties, identification of the target audience, professional presentation of the property, and a clear marketing strategy. Professional photography, video content, social media, targeted advertising, proprietary client databases, CRM systems, virtual property presentations, and artificial intelligence are gradually becoming part of the everyday operations of a modern real estate agency. Technology alone, however, does not sell properties. Accurate valuation, trust between the client and the broker, in-depth knowledge of the market, and strong negotiation skills remain the most important elements of a successful transaction. From Intermediary to Real Estate Consultant The market is gradually dividing brokers into two distinct categories. Some remain intermediaries — they publish a listing, organise a viewing, and expect the market to do the rest. Others are becoming genuine real estate consultants . Their work begins with analysing the property and determining the right strategy. This is followed by preparing and positioning the property, developing the marketing approach, communicating with potential buyers, organising viewings, providing feedback to the owner, conducting negotiations, and managing the entire process through to the successful completion of the transaction. In our view, this will be one of the most significant changes in the profession over the coming years. Clients will become increasingly reluctant to pay a commission simply for access to a property. They will expect real added value. What Do We Expect from the Market by the End of 2026? We do not expect the Sofia real estate market to collapse. We do, however, expect it to become more demanding, more selective, and more professional. The difference between asking prices and actual market values will become increasingly visible. High-quality properties will continue to retain their value. Overpriced properties will spend longer periods on the market and their owners will increasingly be forced to adjust their expectations. Buyers will compare more properties and negotiate with greater confidence. Sellers, meanwhile, will increasingly need an accurate valuation and a clear sales strategy rather than simply having their property published online. For real estate agencies, this means one thing — the era of passive brokerage is gradually coming to an end. A New Market Requires a New Approach In our view, 2026 will not be remembered as the year in which Sofia’s real estate market collapsed. Instead, it may prove to be the year in which the market began to become more professional and more balanced. Buyers are becoming better informed. Sellers need to become more realistic. And real estate brokers need to offer much more than simply publishing a property listing online. In this new environment, it matters less whether the buyer or the seller is considered the “stronger” side. The real advantage belongs to those who have the right information, a realistic valuation, and a well-defined strategy. The YOHOME Real Estate Team

Forecasts for 2025 in the Real Estate Market in Sofia and the Country

For a long time, Bulgaria has been anticipating the adoption of the euro, and 2025 is the year when the country will begin a gradual transition to the euro. Why are we sharing this information, and does it affect the real estate market? Naturally, the answer is, "Yes, it affects the market." The expectations of our real estate company, YOHOME, are that property prices will gradually increase by up to 15-17% compared to the previous year. This is not solely related to the adoption of the euro but is also connected to the rising costs of construction materials, as well as the new increase in the minimum wage in the country starting January 1, 2025. Labor costs have risen by over 25% compared to the previous year, and this also impacts the market. Additionally, there is a growing interest among buyers who prefer to invest their available funds in real estate, with a significant percentage of buyers directing their resources toward new projects or so-called "off-plan" transactions. What we at YOHOME Real Estate anticipate as possible scenarios is that in 2026, when the country fully transitions to payments in euros, the market may experience three to six months of uncertainty. During this adaptation period, the real estate market in Bulgaria will likely remain at a fluctuating level, and there may be interesting and unforeseen deals due to the lack of the significant interest in properties that we observe today.

review of 2024 and a look towards 2025

We at YOHOME Real Estate are firmly committed to continuing our full range of consulting services for both sellers and buyers in the Sofia market. For over a year now, we have been offering a compensation of 2000 euros in favor of the client if we fail to fulfill our commitments. Starting in 2024, in addition to our core business, our focus has also shifted to the construction of houses around Sofia, with our next new project set to launch very soon. To date, we have participated in the development of properties with a total built-up area of over 700 sq.m., but we are determined to offer all our clients a "Turnkey Finishing Works" service. Over the past year, we have successfully completed several of our projects with a total built-up area of over 500 sq.m., which met their intended purpose and fully met our expectations in terms of deadlines, prices, and quality of execution. In 2025, we continue to increase our resources in this direction, having already signed contracts for construction and renovation work with a total built-up area of over 350 sq.m. in the first quarter. Here, we are seeing a tripled result, as well as significant interest in our turnkey finishing services for our clients' properties based on their designs. The offers we provide to our clients for this service are certainly not at the expense of quality! This year, we continue to successfully manage our clients' real estate properties. Since mid-2024, YOHOME has invested in its own properties, which are already on the market, and we can boast a 100% occupancy rate. We have successfully established a partnership with a new brand in the market, which is entirely focused on renting out properties for short-term stays, following the Airbnb model. Of course, professional support and care for the property are included in the service. Starting in February 2025, we are launching a new exclusive project with a total built-up area of 7,800 sq.m. in Sofia. This is not the first time Bulgarian investors have entrusted us with managing and marketing their projects. Our marketing department is exceptionally well-prepared with the latest trends and the demands of the mass buyer. At YOHOME, we aim to start working from the very design phase of new homes, so we can properly advise the investors who trust us. Thanks to this strategy, we are able to achieve over 70% of the building's sales at an early stage.
